7 Builder Upgrades to Skip in a New Home

After your closing, you can contract out the work to a contractor who can come in and measure, manufacture and install a highly upscale kitchen cabinet. Most contractors have access to wholesale pricing on elegant cabinet hardware – or you can source them on your own. Some older homes do not have ventilation at all, or they dump the exhaust into an attic or other area of the house. New ventilation will be a bigger project in these homes, but you can feel confident about investing in a system that prevents mold and mildew with little manual effort after installation. Countertops are an integral part of your kitchen's style and function. Visually, they make a big statement, and physically, they have to withstand food prep, spills, craft time, and frequent cleaning.

In reality, this is an expensive upgrade given the amount of value it gives your home. It’s very easy to install by the home builder, but can cost quite a bit for you. As far as new construction upgrades that add value, having enough in-wall and in-floor electrical systems is a major game changer. The more outlets you have, the easier it is to rearrange furniture in rooms without unsightly extension cords, and you can install the latest and greatest technology. While it’s true that technological advances move at the speed of light these days, things like having enough outlets in the right spots will never not be a home upgrade that adds value to your home. Another upgrade that’s cheap and easy to add on your own later is custom paint.

The investment is set to be the largest capital improvement in the history of the stadium. We were three people sharing two rooms and were very surprised to find they were unable to put us on the same floor. The hotel appeared almost empty, so that is still a mystery to me. That’s when it’s essential to decide which custom upgrades you want and those you don’t.

If they really intended to build a new stadium in the foreseeable future, they wouldn’t put up $100,000,000 now. Rebuild on the existing venue (or other spot near center of town & on transit). The stadium is remarkable for its centralized location (I only know this from visiting on a non-football day). I guess it depends on how long “eventually” is but absolutely nobody locally believes this would happen anytime soon. There is zero chance the ownership would build one on its own and there’d be basically no support in local government for such a deal.

Outdoor space is a major selling point for many buyers all over the country, one they're willing to pay top dollar for. In fact, according to the 2017 Taylor Morrison Consumer Survey, 56 percent of buyers said they'd be willing to sacrifice a larger house for more outdoor space. Given that statistic, it's no surprise that a massive shed dividing up your yard would be a downgrade, and an expensive one at that. Curling up on your couch on a cold night and enjoying the warmth from your pellet stove may seem quaint to you, but adding one to your house may reduce its overall value. Putting an addition on your house can add major value, but only if it's done the right way. Ones that awkwardly break up an open floor plan or are only accessible through other rooms may make buyers reticent to put in an offer—and can even make your home virtually impossible to sell.

If you have any plans to finish the basement down the line, you should consider paying for a deeper pour. An extra foot of height in the basement will make it feel like any other floor in the house, making it a space everyone will want to frequent. This upgrade doesn’t come cheap, but if you’re particularly tall or want to get a lot of use out of your basement one day, it’s an important one to consider. And if you don’t do it, you’ll at least be able to offer it as a potential asset to the next person who lives there.
